Measured Building Survey

Millimetre-accurate surveys of existing buildings, from a single loft to a full conversion. 3D laser scanning captures every room in one visit, no return trips, no conflicting measurements once design starts.

Land Registry Plan

Boundary plans drawn from survey data, prepared to HM Land Registry's mapping requirements — for first registration, updating a title, or settling a boundary that's in question.

Detailed mapping of the site — boundaries, levels, existing features, the ground-truth every planning application and design drawing needs to start from.

How we work

Every project comes with two dates, not one estimate. We confirm your site visit slot within 24 hours of enquiry, and your CAD drawings are with you within 4-5 working days of that visit — both set out in writing before we start, so you can slot the survey straight into your own programme.

What you're actually paying for

You're not paying for a laser scan — every survey firm has one of those now. You're paying for not having to check the drawing yourself, and not finding out mid-design that the standard scope missed something critical.

Our standard scope already includes the things that actually cause abortive work: invert levels on drainage, not just cover positions; sill and head heights, not just a 1:100 outline; ridge and eaves heights with the roof pitch actually measured, not assumed. These are the details a "standard survey" is allowed to leave out — and the ones that show up as extra cost when a design has to change after the fact.

Every project also comes with a registered point cloud as standard, delivered to your office's CAD and layer standard — not an add-on you have to ask for. And the quote is fixed and itemised before we start, so there's nothing to renegotiate once you're mid-programme.

Why it's worth using a regulated surveyor

A measured survey underpins everything architect designs after it — get it wrong and the mistake doesn't show up until building work is already under way. Certus Spatial Solutions is regulated by RICS and carries Professional Indemnity insurance, so there's someone professionally accountable for what's on the drawing, not just a price on an invoice.

Every survey states its accuracy band clearly, and every scan is kept as a reusable point cloud — so if the design changes later, we can usually pull an extra elevation or section from the existing data instead of another site visit and another fee.
