Measured Building Surveys

Floor plans, elevations, sections and roof plans of the building as it actually stands — 3D laser scanned in one visit and drawn to your CAD standard. Residential and commercial, across the UK.

Measured, not assumed

Archive drawings and estate agent plans show the building as someone thought it was. Real buildings have walls out of square, floors out of level and chimney breasts that never quite line up between storeys.

A measured building survey records what's actually there. Every room is laser scanned in one visit, so the plans, elevations and sections all come from the same registered 3D dataset — and agree with each other.

Section cut from the registered point cloud, London.

Floor plans

Every floor including basements and lofts, with walls, openings, stairs, fixtures and levels.

Elevations

External elevations with window and door openings, eaves, ridge and chimney heights.

Sections

Cut wherever you need them — through stairs, split levels or the loft — showing floor-to-ceiling heights and roof pitch.

What we draw

Drawings are agreed in a drawing schedule before the visit — which floors, which elevations, where the sections are cut.

Roof plans

Ridges, hips, valleys, dormers and roof lights — from scan positions and drone capture where needed.

Area plans

Gross and net internal areas, measured to RICS standards, for valuation, leasing or sale.

Point cloud

The registered 3D scan, for your team to measure from or model in Revit, ArchiCAD or SketchUp.

Sill and head heights

On every window and door — not just a 1:100 outline.

Floor and ceiling levels

Floor levels and floor-to-ceiling heights in every room, including changes of level.

Measured roof pitch

Eaves and ridge heights with the pitch measured, not assumed — critical for loft conversions.

Drainage invert levels

Invert levels on accessible manholes, not just cover positions.

Visible structure

Exposed beams, chimney breasts, wall thicknesses and stair rise and going.

Your CAD standard

Drawn to your office's layer and block standard, with the registered point cloud included.

Included as standard

The details that cause abortive work when they're missing — and that a basic survey often leaves out.

Planning

Walls, principal openings, stairs, eaves and ridge heights; elevations to openings and roofline.

Design & Building Regs

Everything above, plus sill and head heights, ceiling levels, beams, chimney breasts, sanitaryware, radiators and visible services.

Heritage & detailed

Mouldings, cornices, joinery profiles, and walls out of plumb or line — drawn as they are.

Level of detail

Set to what the project needs, so you're not paying to draw detail you won't use.

Accuracy you can rely on

Every survey states its accuracy band — typically ± 10 mm for internal dimensions. Drawings are checked against the registered point cloud before issue.

Surveyed by an MRICS Chartered Land Surveyor, under a RICS-regulated firm with Professional Indemnity insurance.

How it works

Two dates, not one estimate: your site visit slot is confirmed within 24 hours, and drawings are with you within 3–5 working days of the visit.

Who it's for

Architects

Existing drawings for extensions, loft conversions and refurbishments — ready to design on.

Planning consultants

Accurate existing plans and elevations to support applications.

Building & party wall surveyors

A measured record of the building and its relationship to the neighbours.

Developers

Conversions and refurbishments where every square metre counts.

Commercial & fit-out

Offices, shops and units — floor plans, reflected ceilings and areas for fit-out and leasing.

Homeowners

When your architect asks for a measured survey before design starts.

Frequently asked questions

How much does a measured building survey cost?

It depends on floor area, the number of drawings and the level of detail. A typical three-storey house starts from £600 + VAT. Every quote is fixed and itemised before work starts.

Can you survey while we're living there?

Yes. Scanning is non-contact and nothing needs moving. We just need access to each room, including the loft if it's part of the scope.

What if we need another drawing later?

The point cloud is kept on file, so an extra elevation or section can usually be drawn from the existing data — without another site visit.

Does the survey show hidden structure?

No — it's non-intrusive. Visible structure is drawn; anything concealed behind finishes isn't opened up. Rooms we couldn't access are noted on the drawing, never guessed.

What's the difference between a measured and a topographical survey?

A measured building survey records the building itself — inside and out. A topographical survey records the land around it: levels, boundaries, trees and drainage.

Which areas do you cover?

We're based in London and survey buildings across the UK. Send the postcode and any travel is included in the fixed quote.
